Our missions in architecture projects

This preliminary mission makes it possible to collect all the documents and elements necessary for the project.

It is a situational analysis of the existing documents on the plot of land or current building:

  •  Cadastral register, boundary marking, topography, and so on.
  • Local Town Planning (PLU) or Land Use Plan (POS)
  • Plan for Risk Prevention (PPR): risks of flood, avalanche, landslide, etc.

It also reveals the organisations that are likely to be involved according to the zone in question or in the type of construction to be planned, such as:

  • A historical zone registered with the Architectes des Bâtiments de France
  • Compliance with fire safety or "persons with reduced mobility" standards

This step makes it possible to determine the feasibility of a project, according to the client's needs and wishes, and to specify the construction possibilities.

Preliminary studies make it possible to confirm the architectural and financial feasibility of a project.

  • A thorough sketch of the project in the form of a concise draft showing volume measurements (scale: 1/200°)
  • Brief financial estimation in the form of cost/m²

APS - PRELIMINARY DRAFT STUDIES

  • General design of plan and volume (scale: 1 /100°)
  • Financial provisional estimation of work
  • Provisional estimation of time required for work

APD - DEFINITIVE PRELIMINARY STUDIES

  • Detailed design of plans, cross-sections, façades (scale: 1/100°)
  • Determination of all the surfaces of the project, architectural aspects, nature of the materials
  • Definitive financial estimation of the cost of the work

DPC - BUILDING PERMIT FILE

  • Filing of a building permit: Preliminary Declaration / Building Permit
  • Establishment of graphic documents (site plan, topographic plan, cross-sections, façades, etc.)
  • Drafting of administrative documents (written notice, landscape documents, forms, etc.)
  • Administrative process with all the organisations involved in the project (town hall; architecture, town planning and environment council or CAUE; etc.)

PCG - GENERAL PROJECT DESIGN STUDIES

  • General Design Plans (building plans) with graphic plans, cross-sections, façades (scale: 1/50° - 1/20°)
  • Brief description of work to be achieved by each building trade
  • Provisional work calendar

The objective of this mission is to establish the company consultation file (DCE) so that each company may draft a precise, complete estimation for its work. This makes it possible to manage the budget perfectly.

DCE - COMPANY CONSULTATION FILE

  • Compilation of a company consultation file by building trade: general design plans, brief description of work, etc., enabling each company to propose its services

MDT - DRAFTING OF WORK CONTRACTS

Following the compilation of the company consultation file, the architecture verifies the estimations submitted, batch by batch, after checking the insurance of each company, and proposes a list of selected craftsmen.

  • Assistance to project managers upon signature of estimations
  • Drafting of a provisional schedule coordinating the selected companies
  • Compilation of work contracts between the project manager and the selected companies

VISA

  • Analysis of company building and execution plans

DET - WORK CONTRACT EXECUTION MANAGEMENT 

  • Organisation and management of construction follow-up
  • Weekly worksite meeting with written report
  • Financial worksite follow-up with verification of the solvability of each company

AOR - ASSISTANCE IN DELIVERY OPERATIONS

  • Assistance to project managers upon delivery of work
  • Drafting of reports and list of reserves
  • Follow-up of recovery work and verification that reserves have been released

DOE - EXECUTED WORK FILE

  • Compilation of an executed work file with plans compliant with the execution of work

SURVEY OF EXISTING INSTALLATIONS

This survey includes the measuring and graphic representation of all or part of the existing installations. The objective of the survey is to inform the project manager of the condition of the existing structures.
